Some were unwilling to return to their ravaged neighborhoods while others preferred to move to an area with newer construction. A second wave of incomers arrived in 2012 with the new Metro service, boosting the value of real estate and encouraging a boom in local development. Beylikduzu still has one of the highest rates of return on property investments in the country, with values continuing to rise.

Beylikduzu has become a predominantly upper-middle class community, benefiting from both its prime waterfront location and proximity to the airport. Residents are highly educated, environmentally conscious and tend to be composed of students, families and young professionals. It is a thoroughly cosmopolitan neighborhood that welcomes new arrivals from all parts of Turkey and beyond, offering an upscale lifestyle with a well-established physical and cultural infrastructure.

Perhaps surprisingly, Beylikduzu also has the most shopping malls in Istanbul and attracts shoppers from across the city with its many high-end boutiques, supermarkets and eclectic commercial outlets. The Endem TV tower provides a geographic marker for the district that can be seen for many miles and is one of the highest structures in the country. It gives diners in the revolving restaurant a magnificent view of the surrounds and has a public observation deck located 160 meters from ground level.
